Price
Off-plan launches typically come in 10–20% below the price of a comparable completed unit in the same area. A one-bedroom in Business Bay, for example, might launch off-plan around AED 1.1M against AED 1.3–1.4M for a finished equivalent nearby. That gap is the core of the off-plan pitch — you’re buying before the building (and its price) fully forms.
The trade-off: that discount is compensation for risk and time, not free money. It only turns into a real gain if the project delivers on schedule and the market holds or rises while you wait.
Income
This is the sharpest difference between the two. A ready property can be tenanted within weeks — in a market like Dubai Marina, gross yields around 7–8% are realistic for well-let units. An off-plan unit earns nothing until it’s handed over, which can be one to four years away. Post-handover payment plans soften the cash-flow hit during construction, but they don’t create rental income where there isn’t a building yet.
Appreciation
Both have produced strong numbers through the 2021–2025 cycle — off-plan launches in the more sought-after corridors saw appreciation in the 40–70% range over that period, ready stock more in the 30–50% range. Off-plan’s upside is generally higher when a market is rising. It’s also more exposed on the way down: if the market softens mid-construction, there’s no rental income cushioning the position.
Risk profile
| Off-plan | Ready | |
|---|---|---|
| Construction delay | Common — 6–18 months typical, some run longer | Not applicable — the building exists |
| What you see is what you get | Renders and show units | Full physical inspection first |
| Developer risk | Escrow-protected, but delivery timing still varies | None — transaction is complete |
| Market timing | Multi-year exposure before handover | Priced in from day one |
Escrow protection (mandatory under Law No. 8 of 2007) protects your capital from misuse — it does not protect you from a project simply taking longer than promised.
Financing
Ready property is the more straightforward purchase to finance: standard mortgages are available to non-residents, typically at 20–25% down, with current rates in the 4–6% range. Off-plan is different — most banks won’t lend against a unit that isn’t built yet, so early payment stages are usually funded from cash or the developer’s own payment plan.
Timeline and horizon
Off-plan suits investors thinking in a 3–5 year horizon. Ready property suits a shorter or more flexible horizon: you can occupy, rent, or sell essentially straight away.
Which one fits
Off-plan tends to make more sense when the payment plan spreads your capital in a way that suits your cash flow, you’re comfortable with a multi-year hold, and you’re buying with a developer that has a track record of delivering on time. Ready property tends to make more sense when you want income now, want to see exactly what you’re buying, or your financing depends on a standard mortgage. Plenty of investors end up doing both.
